What is a Comparative Market Analysis?

comparative market analysis is a tool that real estate agents use to estimate the value of a specific property by evaluating similar properties that recently sold in the same area.

2. THE APPRAISAL

Who Ultimately Determines The Price That My Home Will Sell For?

A third-party, expert opinion of a home’s value or how much the home is worth.

Appraisals are required by mortgage lenders to ensure that the mortgage is equal to the value of the home.

If an appraisal comes in above the contract price of the home, the transaction should proceed as planned. If it comes in below the contract price, you will need to talk to you mortgage broker and real estate agent to discuss your options.
